The Montgomery Ward Building
504 Shoup Avenue
The Montgomery Ward Building at 504 Shoup is a blast from the past. The exterior is strikingly unchanged from its 1929 appearance, from the preserved brick to the façade’s horizontal stained-glass bands. A marriage of Renaissance Revival and Art Deco, it’s got style to spare—perfect for the department store it originally was and perfect for its next chapter as retail and residential space. The building currently has two 5,000-square-foot retail spaces on the main floor.
Upstairs, eight stylish and updated apartments are available. With original tin in the hallways, sky-high ceilings in each unit, and exposed brick where you least expect it, this building has character in spades. If downtown living is what you’re after, this is the place for you.
The Rogers Building
545 Shoup
The Rogers building was a bold statement made by one of Idaho Falls’ first millionaires, B.M. “Brunt” Rogers. Built in 1937 at the height of the Great Depression, the building boasted 100 “beautifully furnished rooms with baths for $2 and up.” Legend has it that Rogers himself would often stand on the opposite corner and gaze adoringly upon his legacy. The hotel drew guests like President Herbert Hoover, Lyndon B. Johnson, Ronald Reagan, Bing Crosby, and Roy Rogers.
Today the building is undergoing a massive renovation. The third floor is complete with a dozen condos available for rent. The second floor is commercial and mostly complete, but customizing spaces is still an option. The main level is a work in progress, and with original features like Art Deco handrails, colorful floor tiles, and plaster crown molding, it’s sure to set the right tone for clients hoping to set up shop in a ritzy, upscale space.

The former grocery store will soon play host to multiple large commercial spaces. Can be built to suit.
Hasbrouck Building
362 Park Avenue
Once one of many imposing stone buildings in downtown Idaho Falls, the Hasbrouck building at 362 Park Avenue is the best example still in existence today. The first floor was built in 1895 with the second story added in 1905. Its namesake, Herman J. Hasbrouck, was a local attorney from 1890 to 1915 and served in the Idaho Senate between 1901 and 1910.
For decades the building was a local bar and downtown hotspot. In its next chapter, 362 Park will act as a boutique event center with all the qualities necessary for an intimate concert experience, including an upper gallery for optimal stage views. A kitchen buildout will up the entertainment ante, and performers will take the stage under starry skies, thanks to two large skylights.

Samsel-Murphy Building
417 W. Broadway, Idaho Falls
It takes a gutsy group to tackle a project as big as the Samsel-Murphy Building at 417 W. Broadway. No thanks to the urban renewal of the last century, this 1909 building’s original brick detailing was shorn off long ago for a façade “update” that stripped away much of the original character. The BOSS Group is working hard to bring back that character, making brick repairs where possible, preserving original woodwork and trim inside, and, most importantly, installing the type of generous windows that once made this building light, bright, and airy.
The Samsel-Murphy is a significant historic building in town; it was originally a bank but transitioned to the Golden Rule Store—the predecessor to J.C. Penney. After that, it was the long-time home of Ferrell’s, a menswear shop that lives on elsewhere in Idaho Falls.
When renovations are complete, the main floor will be the ideal commercial setting—think plentiful picture windows and sprawling floor space. This area can be built to suit for the right client. Located on a busy downtown corner, high foot traffic is guaranteed.
417 W. Broadway will also have residential apartments. Several units will also have loft space. It will be the perfect location for those craving the big-city lifestyle in a small town.
